Westchase Wealthiest Zip Code in Hillsborough County

A recent ranking of household net worth and income put 33626 in the top spot in Hillsborough County and ninth place overall across seven counties in Tampa Bay.

In its April 8 edition, the weekly periodical Tampa Bay Business Journal ranked the top 25 wealthiest zip codes across seven Tampa Bay counties, Hernando, Manatee, Pasco, Pinellas, Polk and Sarasota based on a number of criteria from average net worth to median household disposable income. Topping the overall list was 34228, a Sarasota zip code for Longboat Key.

The Hillsborough zip code appearing highest on the list, however, belonged to Westchase, 33626. The list was based on the Environmental Systems Research Institute’s (ESRI’s) Tapestry Segmentation. Placing in the top ten wealthiest areas were four Sarasota zip codes, four Pinellas zip codes, one Manatee zip code and a single Hillsborough zip code, 33626.

According to the rankings, the Westchase zip code includes 8,264 households with 22,610 people (The Westchase Community Association features 3,478 of those households.). The area had an average net worth of $928,452 and a median net worth of $325,609, specific averages that were topped by a number of other zip codes. Of the 25 wealthiest zip codes, however, 33626 had, at $126,128, the second highest 2010 average household income. It was only surpassed by Longboat Key’s $146,811. Westchase’s zip code, however, boasted the highest median household income ($102,935) of the top 25. It also had the highest median disposable income at $79,647.

The April 8 edition of the Tampa Bay Business Journal also took a look at Tampa Bay real estate values and ranked Westchase’s 2.3 percent increase in year-over-year sales price third after Redington Shores (2.6 percent) and North Redington Beach (2.5 percent). Sales data including only single family homes placed Westchase fourth overall with a year-over-year price increase of 9.9 percent. The rankings were based on data provided by Zillow.
